Is Miami Ready For The 300 sq ft Apartment?
This week NYC Mayor Michael Bloomberg unveiled plans to develop 300 sq ft apartments on the east side of Manhattan. The Department of Housing Preservation and Development is seeking proposals to design, construct and operate the micro-unit rental building. According to the Wall Street Journal:
Mr. Bloomberg said there is significant demand for smaller homes. New York City has 1.8 million one- and two-person households, but only one million studio and one-bedroom apartments, officials said. The crunch has led to a spate of illegally subdivided apartments.
Officials expect the winner of the competition will develop a building between eight and 10 stories high with roughly 80 units.”
The current zoning in the Big Apple does not allow apartments to be smaller than 400 sq ft, but Bloomberg will approve a variance that would allow developers to design apartments as small as 275 sq ft. The one room studios are expected to rent for $2000 per month and will have a window and full bath and kitchen.
Currently, the Miami 21 zoning code does not allow apartments smaller than 400 sq ft. But where there’s a will, there’s a way. What do you think? Is there are market for micro apartments in Miami? Should Miami 21 allow for 300 sq ft. apartments too?
